During the inspection, I determined that the unit was not properly secured. The mounting bracket has come loose due to the wood it was fastened to splitting, which allowed the bracket to detach. As a result, the unit shifts when the door is opened. This movement is preventing the door from closing correctly. I informed the real estate agent that a carpenter will be required to repair the damaged wood supporting the dishwasher bracket. Once the bracket is properly resecured, the unit can be repaired. I was able to restore power and verify that the unit operates. The only remaining issue is that the lower spray arm has detached and was melted by the heating element. Replacement of the lower spray arm is the only part required. Photographs documenting the damage to the countertop have been attached. Installed new spray arm. Tested unit and found no further issues. Job completed.

Installed new start switch and tested the unit. Unit is operating normally. During inspection, I found that for the unit to work, you have to hold down the “start” switch. Bad start switch. Job completed.

During inspection, I put the unit into a “Drain & Spin” cycle. Once the unit started spinning, you can hear a loud screeching sound coming from underneath the unit. Once the unit went up in speed, you could hear a loud metallic noise that got louder with speed. I looked under the unit and found oil has been leaking for sometime. The oil has gotten onto the belt and other components. AHS is going to replace the unit due to cost of repair. Job completed.

Installed all new parts. Tested both units and found no further issues. Jobs completed.
